Next Door Home Project Raffle Rules

Benefiting: Next Door Home Project 

License Number: (issued by city clerk once approved) 


Prize Description

One (1) winner will receive ownership of a fully renovated, single family home located at: (Property Address TBD)  

Transfer of the home includes a clear title, closing costs covered, and no mortgage. 

Entry Fee

  • Ticket Price: $20 USD 
  • 1 Entry Per Person unless specified otherwise by host nonprofit 

Entry & Drawing Dates

  • Raffle Entry Opens: (Date TBD) 
  • Entry Closes: (Date TBD) 
  • Drawing Date: (Date & Time TBD) (Live-streamed and/or held at public location)

Eligibility

To enter and be eligible to win: 

  • Must be 18 years or older 
  • Must be a first-time home buyer (cannot have owned a home in the past 3 years) 
  • Must provide proof of income (minimum 2 year full time history) 
  • Must be a U.S. resident 
  • Employees and board members of the host nonprofit or Next Door Home Project are not eligible 

Entry Process

  1. Purchase ticket through the official raffle platform hosted by (Partner Nonprofit Name) 
  2. Provide name, email, phone, and mailing address 
  3. Submit first-time homebuyer and income eligibility documentation when prompted 
  4. Keep confirmation for your records

Winner Selection & Notification

  • Winner will be selected at random using a secure digital drawing system or a certified third-party drawing software
  • Winner will be notified by phone and email within 5 business days
  • Winner must respond and submit required documentation within 10 days, or a new winner will be selected 

Required Documentation from Winner

  • Proof of age and identity
  • Income verification (W2, pay stubs, etc.)
  • First-time homebuyer status declaration 
  • Any additional eligibility verification requested by host nonprofit 

Taxes & Legal Disclosures

  • The winner is responsible for all applicable federal, state, and local taxes on the prize (including gift or income tax) 
  • Host nonprofit will issue IRS Form 1099 to the winner as required. 
  • Prize is not transferable or redeemable for cash 

Property Transfer

  • Property will be conveyed by quitclaim deed or warranty deed (depending on title status) 
  • Transfer will occur through a Massachusetts licensed real estate attorney or title company 
  • All closing costs will be paid by the raffle sponsor (Next Door Home Project) 

Publicity Consent

By entering, you grant Next Door Home Project and the host nonprofit the right to use your name, likeness, and story for promotional purposes, unless prohibited by law. 

Compliance & Oversight

This raffle is operated in accordance with Massachusetts General Laws Chapter 271 7A and supervised by the municipality in which the raffle is licensed. 

Property Use & Occupancy Requirements

By accepting the price, the winner agrees to the following conditions:

  • The winner musts occupy the property as their primary residence for a minimum of five (5) consecutive years from the date of closing.
  • The winner may not lease, rent, sublet, or otherwise assign use of the home to any third party within the first five (5) years. 
  • If the winner sells the property before the 5-year occupancy term, they must first obtain written approval from Next Door Home Project. 
  • If the winner falls behind on property taxes or becomes delinquent on municipal obligations (e.g. water/sewer) within the first five (5) years, Next Door Home Project reserves the right to reclaim ownership of the property through a deed restriction, right of reentry, or similar legal mechanism outlined in the deed at closing. 
  • These conditions will be recorded as legal restrictions on the deed/title at the time of transfer.

Failure to comply with these terms may result in forfeiture of ownership, and the property may be reclaimed by Next Door Home Project and re-raffled or repurposed for charitable use. .
